Ventureast now Eastside Locks

12 03 2008

News from MIPIM 2008, Property Week reports Ventureast has been renamed to Eastside Locks.

Sean McAllister writes,

The mixed-use development, which has now been rebranded as Eastside Locks, will comprise 693,000 sq ft of commercial space, 344,448 sq ft of residential, a hotel and public open spaces.

Goodman was selected as preferred developer for the site in August 2007. It also announced it will submit an outline planning application for Eastside Locks at the end of the month.

The first phase of development will include 105,000 sq ft of speculative office space and 50,000 sq ft of commercial space for small- and medium-sized enterprises. Goodman plans to start on site with the first phase in the first quarter of 2009.

Eastside Blog will be reporting on the master-plan later in the week.

Ventureast – The Plan

1 03 2008
Never have had a source for this, it is not very informative however you can all give it a read,
The overall aim will be to secure outline planning approval for the redevelopment of the whole Ventureast area by Summer 2008. Development in the Warwick Bar conservation area (in the eastern part of the area) will require more detailed plans to ensure that new development would protect, and where possible, enhance the character of the canal corridor and conservation area. The planning strategy includes the following steps:
  • Submission of an outline planning application supported by a draft Masterplan
  • A Reserved Matters (detailed) application for Phase 1a (covering the area shown on the plan)
  • Conservation area consent application for any demolitions in the conservation area – supported by a detailed Statement of Planning and Design Principles
  • Further Reserved Matters (detailed) applications to follow later in 2008
  •  Submission of individual planning applications, if required, to accommodate urgent new investment opportunities
  • The Masterplan will be continually updated

Opportunities

The Opportunity…
Ventureast represents an opportunity to regenerate some 13 acres (5.26 ha.) of underused and vacant land in a location within walking distance of the city centre and two major railway stations. The planning framework calls for high quality, mixed use development. The emerging Masterplan responds fully to this vision, recognising and responding to the key opportunities.

The Key Opportunities:

  • Revitalisation and enhancement of former brownfield industrial land
  • Creation of c.5,000 jobs
  • Assist in the wider regeneration of the Eastside area
  • Enhancement of Warwick Bar conservation area
  • Opportunity to enhance locally listed/ statutory listed buildings
  • Interpretation of archaeological features
  • Enhancement of wildlife corridors
  • Comprehensive plan for all modes of transport
  • A comprehensive and sustainable service infrastructure solution
  • Ability to utilise the topography and orientation to achieve a sustainable design solution
